    Ragged, but large. If there are going to be replacement trees once it's developed, in all likelihood they'll be the same grade as those in front of the Icon. They'll be nice in 20 years. It they live.

    i appreciate that, Ken, but i'm not going to be buying one so i'll try to contain my excitement, but i do like the building and the location. if i was a much younger guy, i might have actually considered buying one there.

    Not the nicest trees in the city I know, but as Dialog said, they are at least somewhat mature. Nothing a bit of pruning and TLC couldn't help, which could therefore make them a nice addition to the development. They'd look great with some Christmas lights!

    With that said, I won't be chaining myself to them to save them.

    I love trees as much as anyone and get quite upset when they are removed, but a new landscape plan for this corner would do much more for our downtown.

    The long term viability for those trees is probably not good.
    Looks like they were installed in the older style "tree coffins" that do not permit enough root expansion.

    New elm's installed correctly will be the best way to go. If thery are replaced by tower poplars, that's a whole different story.

    Encore looks great, and will add to the Edmonton skyline. There's a few right now, but they'll make for a vibrant 103 Street. These, plus the Fox condos, could mean about 3,000 more people living downtown.

    This building is definitely another step in the right direction. We need more buildings like this and we need more people living downtown. Now if we can just start seeing a few more of the other proposed projects move forward then all the better.

    Nope, but a lot more than 1.

    Fox is ~325 units, this maybe 150-200, ultima 200 so say 725 units or so.

    1000-1500 people.

    Other than encore ,fox and ultima , downtown needs between 5-7 towers with 35 or more storeys each.

    ^ & ^^ All between 103rd and 105th streets!!! This area could be our Yaletown. I would love to see this area littered with residential towers. As for west of 105th, I'd love to see that area of downtown develop into a family-friendly neighborhood, with townhouses (as podiums or stand-alones) and weaving parkspace.

    117m is 3m per floor. I would think that the 2 storey podium is closer to 4m per floor so say 119 and then the top couple of floors higher ceilings along with mech.... so yeah maybe 125m.

    I also think this project is very much arena dependant. If the arena is a go - so will the Encore. If not the Encore will not be built for considerable time

    Well I think this building too wasn't expected to be launched so quickly, Westrich was delightfully surprised with Ultima and probably felt obligated to announce some sort of follow up to that other success.
    LRT is our future, time to push forward.

    ^Part of the better podium is because HA Zone requires a certain amount of brick. Looks here like maybe greyish brown brick similar to what was used on Sobey's. I'm ok with that.

    ^Word. The grey-ish brick on Sobey's building is spot on, or that yellow-orange brick used commonly at the turn-of-the-century as well; good contrasts, deep tones, and better than just red.
