    A lot of sales in retail is purely impulse based--someone going by and thinking, yeah sure I'll stop there!--rather than leaving your house with the goal of going directly to that specific retail location. That location does not promote that activity. Especially for hot dogs ( I mean, does anyone leave the house all because your hot dog craving got so severe that you needed to go to a downtown high-end hot dog joint?).

    Honest question - Mayfair on Jasper has seemingly managed to easily fill most of its retail bays in no time with unique little shops. It really helps Jasper Ave feel vibrant.

    ...the Fox Towers, however, are glaringly empty and it really hurts 104st. Why? Raymond block on Whyte also had no trouble filling its spaces.

    Man if you are going to make blatant statements like this, then back it up....you have NO CLUE WHAT YOU ARE TALKING ABOUT...there are several groups looking at this space (small spaces like 1,500 to 3,000 sq. ft.)

    Yes he WILL divide it, there are no interior walls currently, so it is showing as is (one large space) but is demisable....but don't tell people that the Landlord doesn't want to divide it or is holding out for one tenant (you don't know this yet you claim to know!!!)

    Filled by stores that likely got good lease rates. The Owner has now put the building up for sale.

    A bit compatct, but definitely one of the nicest 7-11s I've seen. Hopefully its far enough from Jasper Ave that it will have less troublesome people hanging out then 104st and 101st. The second level eating loft is a nice touch, and should be popular after later night concerts and games, when other restaurants are closed. They have the full deep fried chicken setup, along with the other kebobs, pizza, etc, and they even now have some vegetarian spring rolls and samsosa (though not for the purists, as I'm sure they use the same deep fryer as the chicken).

    Plus one in the "Horizon" building north of MacEwan. (I'm assuming that's still open?) But, certainly, the Jasper/103 and RHW Freshiis were way too close to each other.

    Stopped by Silk and Entendre after the hockey game. Went into Silk first and chatted with the friendly hostess who was just one of 5 or 6 people in the place. Checked out Entendre - they asked for a $3 coat check and a $15 cover charge, so I politely declined and left. To be honest, I have no idea how much longer both places will last.

    That corner could be redeveloped into a high-rise if property owner had the interest to do it. Or at the very least rebuilt so there are larger offerings there - like a big steakhouse, or major retail. As is its 1 storey strip mall with revolving door tenants. There is some major potential including running the rail line across Jasper on a clear span track (not blocking Jasper Ave) straight into a 2nd floor market quay setting - like Lonsdale with the ferry or New West Quays and run year round street cars to Strathcona. That would animate the entire area. Cheap to do as well.

    I wouldn't say it's a revolving door of tenants in this development. Except Mongolie Grill, there has been some steady presence of retail and restaurants. Liquor Barn just renovated into a bigger bay.

    A positive development for the city in the 90's that helped solidify that neighborhood.

    Since when is anything to do with elevated rail cheap? And are you forgetting that the rail line would require property acquisition from Procura? They aren't going to sell that property for anything less than the moon.

    As far as the shopping centre in general goes, it's the whole bird in hand/bush thing. Yes, the property currently is underutilized, but it's also throwing off a ton of cash while likely being almost entirely paid off. Sure, they could densify/intensify the use there, but at the risk of tens or hundreds of millions of dollars of capital investment, with no guarantee that it will be more profitable than what they're currently sitting on.

    I think it's likely we'll eventually see that site re-developed. But it's still another 20 years away, probably.

    ^ I was actually trying to find a photo of the CP bridge over Jasper between 109 and 110 steet. Only one I could find was an LRT construction photo which had the bridge on the edge of a photo.

    Does anyone have in their digital possession a photo of the old bridge across Jasper?

    Would be neat to have the streetcar run along railtown if that bridge was still up

    have you tried google earth's historical pictures feature? failing that, maybe edmonton or alberta archives?

    Can't remember what is being built here, but there's plenty of patio construction happening west of the Sherlock Holmes.
    Tokeo Station (or it still called that?) is still under construction but there's actual activity from living human beings.

    Another late-night take-out place has opened in the space on Jasper Ave and 117 st, Niko's Grill, open until 3:00 AM. Not too bad for late-night food. Some breakfast items, burger, donairs, and perogies. For some odd reason, the perogies come with a chipotle BBQ sauce on them by default, and they don't mention it in the menu; you can ask for them without that, if you your perogies to be more traditional.

    Brass Tracks is closed in the former Brittany's space on 97 St. In fact it's been closed since June of last year if Google Street View is any indication.

    Hope you are right regarding on salon foot traffic, but I wouldn't hold by breath. I live nearby and have never seen anyone in the store despite higher evening/weekend activity since Nello's re-opened.

    That's a thing......Perogies are often served with a version of some sort of BBQ sauce.....fast food operators of East Indian ethnicity do this.....
