    Sort of... MacEwan is quite internalized and their main parkades/bus stops are not anywhere near here...
    Plus a 6 lane arterial is a rather large barrier for pedestrians. There is basically zero successful retail fronting 104 avenue East of 109th street. And all of the retail West of it is car centric, suburban style strip malls with parking lots fronting the avenue.

    A lot of sales in retail is purely impulse based--someone going by and thinking, yeah sure I'll stop there!--rather than leaving your house with the goal of going directly to that specific retail location. That location does not promote that activity. Especially for hot dogs ( I mean, does anyone leave the house all because your hot dog craving got so severe that you needed to go to a downtown high-end hot dog joint?).
