    From about 1990 to 1992. It was my first spot when I landed in Calgary from Saskatoon. I was mostly a contractor while I was in Calgary but I was on the NOVA payroll for a year. I divided my time there between Design Engineering and Project Engineering as a general clerical dogsbody (everything from copying and delivering documents to designing databases). At the time they still used "sneaker net" .

    i had a chance to drive by this site. it's about a block from the proposed quarters lrt stop. so, i think it has merit. but with the odd design of the lot, can a parkade be built underneath? all class a office buildings require some amount of parking. that's reality.

    So has there been any other official announcements from any other developers bidding on this project?

    I am really excited to see other proposals but I have to admit that the proposal on Jasper and 96st is one of my favorites because of the design but even more importantly because of how it would dramatically change the outlook for that area. I drove past the proposed site the other day and was picturing that building there and it gave me shivers up my spine of how nice it would be to see that building there.
    LRT is our future, time to push forward.

    Seams like every proposal that's come up on this thread is from Elise Stolte's columns from the Edmonton Journal. Maybe the Katz Group will show a proposal to city hall when they have their meeting tomorrow.

    Sure, but it's unlikely that would change the direction. Most existing councilors are likely to be re-elected and even new councilors are likely to agree with this direction.

    A good option for the City yes. I see them as a front runner for a variety of reasons including LRT, proximity to City Hall, EDACC, along with a few other factors.

    It used to, when I was grwoing up in North Edmonton in the Early to Mid 70's I thought that every city had a dozen cranes in the sky at any given time, but when I travelled with my family I found out that wasnt true, this city had drive and spirit and a nothing is gonna stop us attitude, somewhere along the way it slowly got stolen, but I can see it coming back, its harder to rekindle that flame now, times are different, but it can be done

Some regard their proposals as trade secrets, and don't necessarily want their competitors to see everything in them. Others view it as a potential marketing/PR exercise.     I wouldnt be so sure about an economic collapse of downtown. We have a huge suburban market mind you so if the lease rates plummeted downtown you might just see a large migration of office tenants to the core. Also that could make our city even more attractive to external companies considering setting up shop here. Also Edmonton's vacancy rate is actually very low compared to most cities on the continent so I think we would be ok. Have you ever heard of Tysons Corner, VA it's a business district outside the US capital, Washington. Anyway, they way over built and in doing so drove the rates so low they attracted many business such as investment groups and even hilton hotels moved their hq their for the low cost office space. My point is that having a large surplus of office space in the city might not be such a bad thing.

    Edmonton had a large surplus of cheap (almost free in some cases) office space downtown for hte better part of 20 years. It was not a good thing.

    I'm happy someone else has observed this transition as well. We had that same "can do, will do" attitude that another city now lives by. Sometime way back when, we became complacent and entitleist (which is changing, but we have a long ways to go yet). And I full-heartedly agree that we can become that engine again. We simply need to team up and be a force to be reckon with. Nay-sayers will always be nay-sayers. Perhaps a one-way trip to Ft. Mac will help?

    42% of the downtown office market is occupied by government or government-funded tenants. Unfortunately the success and stability of this market depends on the growth of the gov't.

    Fortunately the current gov't insisted abandoning office buildings like the provincial gov't that was in place in the early to mid 90's. That era reduced rental rates to $1 psf and it took years to reach double digits again.

    Mandel outlined in a Journal article that the economic analysis of owning vs leasing favors leasing right now due to current high construction costs, (relatively) low rents in Edmonton, and the property taxes they would forgo if they owned the building themselves.

    ^ Yes & no. The city already manages and operates dozens and dozens of buildings, so the infrastructure to do so is already there.

    I'm curious what the lease rates will be for a brand new building ? If it's anything like the drawings that have been shown so far, the city is going to end up leasing the most expensive commercial office space in the city. For city departments. That would be a pretty sorry state of affairs.

    Luckily, I think more level heads will prevail on this one

    ^ Of course I am in no way implying that the city should own it's own administrative offices, but the city already has facility managers, operations managers and a slew of support staff to run the various city buildings. Many tenants in commercial buildings still employ their own FM's even for leased space.. the city does this now for all non- base building issues in their leased spaces.

    I'm just worried that in the excitement of thought of a new office building, some rational thought is going to be lost with regards to what's best for the city. Seriously.. the vast majority of city workers do not need to be pushing paper in AA class office space at $40/ s.f. That's just crazy.

    My photoshop skills are extremely limited. Colour swap hits the limits of my abilities there. Besides, of those 8 dreary months, about half of them are cold and brown without snow.

    Yes, refinish it(and my Top of The Valley, too). Like 10830 Jasper Ave Building did, possibly. Then add that beautiful City of Edmonton Office Tower. That way Jasper will have 2 sharp corners(on East and West side), with two sharp looking architectures.

    And West side would be Jasper House Lofts and Penthouses. Penthouses would have floor to ceiling windows with unobstructed views of River Valley and Jasper Ave.

    Together with Pearl and 2 Illuminads, the Jasper House, with a fresh new look, would create a nice set. Yummy. Someone wake me up! LOL
