    Have been seeing versions of this that last year or so. All we need is more retail and lights on that section of the Trail. 156st at 137 and St Albert Trail are all being reconfigured. so there will be no Left Turn on the south bound lanes.

    You have got to be kidding me with this. Is there any land-use planning at all for the suburbs or does everything get signed off, site unseen?

    Oh, well that won't be terrible at all. That road bisecting the development is supposed to be a jug handle. (The city is getting rid of left turns at St. Albert Trail/137 Ave). This will be a traffic nightmare.

    They could have left some land at 137 and 156 for future interchanges, though on the other hand, it doesn't make sense for Edmonton to pay for a freeway to St. Albert.

    Yes. In fact you'd be surprised how much work goes into planning an area - Area Structure Plan, zoning, subdivision, development permits, and building permits. The zoning permits this type of development. And most of our municipalities across the country allow a similar type of development.

    The only thing that is going to show a division between St. Albert and Edmonton within a few more years is AHD dividing the two cities.

    No left turns at St. Albert Trail and 137 Ave? This is going to create even more gridlock from drivers cutting thru Christie's Corner and this new Northwest Crossing area to make the left turn on the secondary intersections.

    The Transportation Department at The City Of Edmonton never seems to dissapoint with their lack of foresight, planning and poor execution.

    There is plenty of easement to create double left turn lanes for St Albert Trail southbound. But no, during the recent rehab, they leave it at a single lane that backs up for blocks during rush hour, resulting in a 3-4 light phase delay to make a left.

    This intersection should be an interchange anyhow. St Albert is such a high volume arterial, the space and expense is more than justified.

    Perfect example of how the greater metro edmonton communities need to work together better to plan and execute major routes like this one.

    This area should have been developed ages ago. What's with the straw bales and farming still going on across the way, let's get some houses built in there for crying out loud. This space between St. Albert and Edmonton has been left dormant for decades and I am happy that there are finally some developments going ahead.

    All of these lands are designated for commercial / industrial uses not residential. Part of the lack of development in this area has to do with servicing (lack thereof), land owners who weren't interested in developing and poorer access. The Henday has helped to open up these lands along with the extension of services.

    Heard Lowes is building at the North End of St Albert. And I can now confirm IKEA is Not Building at NW. Sounds like they are expanding the south side store.

    I can't say I am an expert on daycares, but I do know that the good ones are not as saturated as you seem to think. My daughter is on waiting lists of 12+ months on a few in our neighborhood alone

    Yes, people are on waiting lists for their preferred daycare, but there are many empty spaces at other centres where anybody can easily find a spot. Many many daycares in this province are struggling to survive because there are not enough kids and too much competition, and there seems to be no end in sight to new daycares opening up.


    I own a large daycare downtown and we're doing well, but I also have a daycare software business with over 200 daycares in the province using my software, I've met and talked with many owners / operators and there's a crisis in the daycare industry, just not the kind of crisis that people are led to believe through the media.


    Just last week I met with some owners who have a centre in Sherwood Park. They set up shop two years ago thinking they would rake in the money. At this point they're considering cutting their losses and declaring bankruptcy. It's sad.

    In my centre we get people registering for children who haven't even been born yet because they're under the impression that there are no spaces available. That's just plain wrong. And in the Edmonton Region, St. Albert has the most daycare spaces per capita so this is not the best location. If I were to open another centre (which I won't) I would look for space in the University area, or Oliver / 124 Street, but even in those areas I would be very careful.

    The concept plan for Mark Messier is not to be a 'limited access' freeway. It's a major arterial with signalized intersections.
