    107 Ave NW and 120 St NW

    Located adjacent to a large cemetery at the periphery of downtown Edmonton, a longstanding Brick warehouse outlet will soon be converted into a European wonderland of faux-historic facades, shops, and restaurants, all of which will be centred around a courtyard parkade. The quixotically-named Manchester Square by 76 Group Co will be evocative of Amsterdam's Old Town, the Dutch-inspired, skinny-profile facades to feature narrow-pitched rooflines reminiscent of Holland.

    Which is not better than a typical strip mall.
    We do have strip malls with actual 2nd floors, and some with actual landscaping. We even have some that actually have their doors onto the sidewalk, not to a parking lot.

    I don't have a real problem with the faux architecture. I don't really like it but eventually it will be a quirky odd-ball landmark like the dentist with the castle.

    Too bad it wasn’t across the street from the Venetian condos... we could travel across Europe by crossing the street.

    o and barff...

    on on a serious note I’m sure this project goes against a number of guidelines for inner city development.... just look at the parking lot for starters. Maybe we can love the city to expand the cemetary, the first plot can hold these plans.... may they Rest In Peace.

    I like the steeple's and the awnings. its going to be great for the area. My employer will be moving out of the area by the time this is built though.

    There should be some sort of anti-strip mall law enacted for central Edmonton... doubly so if they plan on making monstrosities like this.

    This is atrocious.
    Why are they calling it Manchester square? The style they are attempting to emulate is more of a Dutch/Belgian thing.

    If it was pushed to the street with parking out back, and real brick/stone was used, and the upper floors were actually usable (they're not), then this would be a quirky little addition (not for me, but kind of different). As it is, well...

    Anti-drive-Thru too. I’m not sure what an anti-strip-mall rule would look like. I guess curb cuts could be banned on all main streets like front garages are. What else?

    I have to say this project has done the opposite of grow on me. It's a strip mall with a fancy facade. It will be a step up from the Brick and it will be nice to have stores there (still hoping Western Cycle is one) but there's nothing interesting or innovative about the design.

    It would be a crying shame if that's what's actually built there. Such a large site in an up and coming area deserves better.

    Western Cycle say they’re moving sooner than later. It will be sad to see them leave a place with character for a straight p mall.

    Simply in the zoning and could be under all Mature Neighbourhood Overlay (MNO), that depending on the uses involved that there be rear parking only, parking access at rear, loading access at rear, etc. Very common and useful. For instance some commercial zoning's Design Guidelines refers to the Capital City Downtown Plan on public realm interaction. The MNO could have the same Design Guidelines within its power to dictate new development's interaction with the street.

    No doubt in my mind they have already seen what coming ... and are wondering why they have to deal with that crap. Surely some guidelines are available to point the less capable developers and less capable architects some guidance? If not why not.
